Mattress and Linen Damage Claims: How Airbnb and Vrbo Hosts Should Document Stains

A practical evidence workflow for mattress stains, bedding damage, towels, and linens in short-term rentals.

Stains are common, but the evidence has to be clear

Mattress, sheet, towel, and upholstery stains are among the most common short-term rental findings. They are also easy for a reviewer to dismiss if the host cannot show that the stain is new, significant, and tied to a real cleaning or replacement cost.

Photograph the stain before anything moves

Have the cleaner take a wide photo showing the bed or bathroom context, then a close-up with good lighting. If possible, include a ruler, coin, or gloved hand nearby for scale without covering the stain. Do this before laundering or moving the item so the checkout timestamp is preserved.

Match the finding to baseline evidence

A clean baseline photo of the mattress protector, duvet, sofa cushion, or towel inventory helps show the difference between old wear and new damage. If the baseline is missing, the claim gets weaker and the host may need to rely more heavily on cleaner notes and receipts.

Use realistic costs

For linens and towels, claim the actual replacement cost rather than inflated bundle pricing. For mattresses and furniture, include age and depreciation when appropriate. A fair number with a receipt is stronger than a round number with no support.
