Guest Damage vs. Wear and Tear: How Hosts Can Document the Difference

A practical framework for separating claimable damage from normal use in short-term rentals.

Not every issue should become a claim

Good claim discipline protects credibility. Normal wear, aging, and minor scuffs are different from a new stain, broken item, burn mark, missing object, or repairable incident that happened during a stay.

What makes a finding stronger

A finding is stronger when it has a matching baseline photo, checkout photo, clear item location, cost basis, and a host decision. Avoid overclaiming. The goal is factual recovery, not argument.

Turnfolio's host-reviewed workflow

AI can flag likely issues, but the host decides what becomes part of the packet. That keeps the claim workflow credible and avoids unsupported automation.
